These Terms of Service (“Terms”) govern your use of the jenkinstitle.com website, including our online pre-closing intake forms, which is operated by Jenkins Title, LLC (“Jenkins Title,” “we,” “us,” or “our”), and your participation in the text (SMS) messaging program operated by Jenkins Title, LLC and its affiliated law firm, Maple Bridge Law LLC. By using this website or opting in to text messages, you agree to these Terms and to our Privacy Policy.
The content of this website is provided for general informational purposes only. It is not legal, tax, or financial advice, and it does not create an attorney-client relationship with Maple Bridge Law LLC or any of its attorneys. Submitting an intake form or contacting us does not by itself open a title order or bind Jenkins Title to issue a commitment or policy; those obligations arise only under a title order accepted by us and the terms of the commitment or policy actually issued.
Jenkins Title, LLC and Maple Bridge Law LLC may send text messages to people who have opted in for purposes that include closing confirmations and reminders, document requests, appointment confirmations, responses to your inquiries, and updates about your transaction. This program is transactional. It is not used for marketing or promotional messages.
You opt in by checking the SMS consent box on one of our website forms or by otherwise giving us your express consent. Consent to receive text messages is not a condition of purchasing any goods or services. By opting in, you confirm that you are the subscriber or customary user of the phone number you provide and that you are at least 18 years old.
Message frequency varies depending on your transaction. Message and data rates may apply according to your mobile carrier plan.
You may opt out at any time by replying STOP to any text message you receive from us. After you reply STOP, you may receive a single message confirming that you have been unsubscribed, and no further text messages will be sent to you. You may also opt out by contacting us at the phone number or email address below. If you opt out, we will communicate with you by other means, such as phone or email.

Text messages are delivered through your mobile carrier. Jenkins Title and Maple Bridge Law are not responsible for delays or failures in message delivery, which are subject to your mobile carrier’s transmission capabilities and network availability. Mobile carriers are not liable for delayed or undelivered messages.
If you change, cancel, or transfer your mobile number, please notify us promptly so that we can update our records.
Our handling of your phone number and opt-in information is described in our Privacy Policy. Mobile opt-in information is not shared with third parties or affiliates for marketing or promotional purposes.
By completing and submitting an intake form, you represent that the information you provide is accurate and complete, and you agree that your electronic signature on the form has the same effect as a handwritten signature. Please do not send wiring instructions or changes to wiring instructions through this website; we confirm all wiring instructions by phone.
You may use this website for lawful purposes in connection with your own transaction or inquiry. You may not use the site in any way that could damage or impair it, interfere with others’ use of it, submit false information, or attempt to gain unauthorized access to any part of it or to any related systems.

We may revise these Terms from time to time. Revised Terms will be posted on this page with a new effective date, and your continued use of the website or the text messaging program after that date constitutes acceptance of the revised Terms.
