It also governs text (SMS) messages sent by Jenkins Title, LLC and by our affiliated law firm, Maple Bridge Law LLC.

• Pre-closing intake forms. When you complete a buyer, seller, entity, or authorization form at jenkinstitle.com/intake, we receive the information you enter, which may include names, mailing and property addresses, phone numbers, email addresses, marital status, taxpayer identification numbers (or the last four digits, depending on the form), entity and ownership details, lender and payoff information, and your electronic signature.
• Communications. When you call, email, or text us, or when a closing is opened with us, we receive the information you and the other parties to the transaction share with us in the course of the closing.
• SMS consent. If you check the SMS consent box on one of our forms or otherwise give us express permission, we record your phone number and the fact, date, and manner of your consent.

Information collected automatically

This website is a static site. We do not run advertising trackers or analytics scripts of our own. Our hosting provider may keep standard server logs (such as IP address, browser type, and pages requested) for security and operational purposes. Pages load fonts and form-support scripts from third-party content delivery networks, which may log the request under their own privacy policies.

2. How We Use Information

• To open, process, and close your real estate transaction and issue title insurance.
• To respond to your inquiries and requests.
• To send transactional text messages you have opted in to receive, such as closing confirmations, document requests, appointment reminders, and transaction updates.

3. Text (SMS) Messaging

Our messaging program is transactional. We use it for closing confirmations and reminders, document requests, appointment confirmations, and updates about your transaction. We do not use it to send marketing or promotional messages. Message frequency varies. Message and data rates may apply. You can opt out at any time by replying STOP to any message, and you can get help by replying HELP or contacting us using the information below.

The service providers that deliver our text messages on our behalf (for example, our case-management and messaging platform and the mobile carriers) process your phone number only as needed to deliver the messages you have requested.

• Service providers. With vendors that help us operate our business and this website, such as website hosting, email, closing and case-management software, messaging platforms, electronic-signature services, and document storage. • Your transaction. With parties involved in your closing, such as lenders, title insurance underwriters, real estate agents, the other party to the transaction and their counsel, surveyors, payoff lenders, and government recording and tax offices, as needed to complete the transaction.
• Legal requirements. When required by law, court order, subpoena, or regulatory or underwriter audit, or when necessary to protect our rights or the safety of others.
• Affiliates. Between Jenkins Title, LLC and Maple Bridge Law LLC as needed to provide title and legal services on the same transaction. Mobile opt-in information is never shared with affiliates for marketing or promotional purposes.

5. Data Retention and Security

Intake forms submitted through this website are transmitted over an encrypted connection to our secure server, where sensitive identifiers are stored in encrypted form; you also receive a PDF copy of your signed form. We retain closing and title records for the periods required by law, our underwriters, and our licensing regulators. We use reasonable administrative, technical, and physical safeguards to protect your information. No method of transmission or storage is completely secure. We will never change wiring instructions by email or text; always confirm wiring instructions by calling our office at a number you have independently verified.

6. Your Choices

• Text messages. Reply STOP to any message to opt out. You may also contact us by phone or email to be removed from text messaging.
• Email. You may ask us at any time to stop sending non-essential email.
• Access and correction. You may ask us to review or correct the personal information we hold about you. We will honor those requests to the extent consistent with our legal, underwriter, and regulatory record-keeping obligations.

7. Children

This website is not directed to children under 18, and we do not knowingly collect personal information from them through the site.

8. Third-Party Links

Our website may link to other sites, including maplebridgelaw.com. Those sites have their own privacy practices, which we do not control.
